ADMISSION CRITERIA

 

Applicants will need to attend and complete the RES Course conducted by a CEA Approved Course Provider (ACP) before applying for the RES examination.

    Requirements to fulfill before you apply for the RES Course and the RES Exam.

    The applicant must:

    a. Be at least 21 years old

    b. Singaporean or Permanent Resident

    1. Minimum Criteria

    Important Note:

    • If you intend to register as a real estate salesperson, please be reminded that you need to fulfill ALL salesperson registration criteria as stated on CEA's website:

    Please also be informed that attending the RES Course and passing the RES Examination does not automatically qualify an individual to be a real estate salesperson. The applicant has to comply with the full registration requirements stipulated under the Estate Agents Act, which include meeting the fit & proper criteria.     before registering for the RES Course.


    For foreigners who wish to register with CEA as salespersons, they will need to have a valid Employment Pass (EP) issued by the Ministry of Manpower (MOM). They should consult an estate agent that is prepared to support their future registration application, who would then check with CEA for a preliminary assessment of their registration eligibility. If their preliminary assessment outcome is positive, they are then allowed to use the relevant education qualification certificate and a letter of support from the estate agent to register for the RES Course.”

    2. Qualifications accepted by Council For Estate Agencies (CEA) 


    Please note that these are some of CEA's guidelines and are not exhaustive. CEA reserves the right as the approving authority for all qualifications.
    EDUCATION QUALIFICATION  REMARKS
    (i) Minimum of 4 GCE ‘O’ levels passes
    Must be different subjects in one or two (2) sittings 
    (ii) GCE 'A' / 'O' level passes
    Must be different subjects - at least 4 credits taken in Singapore 
    (iii) Workplace Literacy and Numeracy (WPLN) 

    All 5 Modules must have at least level 5 or above

    (Please refer to paragraph 4 for more details)

    (iv) Full International Baccalaureate (IB) Diploma IB Diploma certificate
    (v) IP Year 4 or Year 6 internal examination results

    Singapore national school-based Integrated Programme (IP) MUST pass at least 4 different subjects for their IP Year 4 or Year 6 examinations.  

    (vi) Master NITEC Certificate
    • Old Certificate Title: National Technical Certificate 1 (NTC1) 
    (vii) Higher NITEC Certificate 
    • Old Certificate Title: Industrial Technician Certificate (ITC)
    • Certificate in Business Studies (CBS) 
    (viii) Diplomas from local Polytechnics
    • Ngee Ann Polytechnic (NP)
    • Singapore Polytechnic (SP)
    • Temasek Polytechnic (TP)
    • Republic Polytechnic (RP)
    • Nanyang Polytechnic (NP)
    (ix) Degrees from local Universities
    • National University of Singapore (NUS)
    • Singapore Management University (SMU)
    • Nanyang Technological University (NTU)
    • Singapore University of Technology and Design (SUTD)
    • Singapore University of Social Science (SUSS) formerly known as SIM University or UniSIM
    • Singapore Institute of Technology (SIT)
    Partial Exemption
    Partial exemption for students enrolled in Bachelor of Science (Real Estate) programme at National University of Singapore (NUS) and Diploma in Real Estate Business programme at Ngee Ann Polytechnic (NP) from 1 April 2020 to take the RES and REA examinations.
    Partial Exemption category will only need to attend RES Course Paper 2 (Course duration: 26 hours) and sit for the same RES Exam. Please call 67355860 / 67355861 for more information.

      3. Course Requirement for New Entrants:

      New entrants must meet the educational qualification of at least 4 GCE "O" Level passes or equivalent, which is one of the regulatory requirements for salespersons. CEA accepts combined GCE “O” level results taken at not more than 2 sittings.

      4. Workplace Literacy and Numeracy (WPLN) Assessment

      The Workplace Literacy and Numeracy (WPLN) assessments are computer-delivered English Language literacy and numeracy assessments developed by the British Council, in collaboration with SkillsFuture Singapore (SSG). They are used to assess English Language literacy in Speaking, Listening, Reading and Writing, and Numeracy ability. Click HERE for more information and booking of WPLN assessment.

      5. Applying CEA Qualification Assessment (For Overseas Or Private Education Certificate Only)

      Candidates who wish to submit their qualifications (e.g. overseas qualifications or private diplomas) for assessment to determine if the qualifications meet the educational qualification requirement may email their:

      Candidates must attach all supporting documents when submitting their application. CEA does not accept education certificates certified by a notary public as a form of verification proof. Candidates without original copies of the graduation certificates, are required to provide a letter of confirmation of award/duplicate copy from the issuing institutions/universities. For bachelor and above qualifications from China, candidates are required to provide a verification proof either from the China Higher Education Student Information and Career Center (CHSI) or China Academic Degrees & Graduate Education Information (CDGDC) if they do not have the original copies of their certificates. CEA will inform the candidate of the outcome of the qualification assessment.

      Qualifications assessed to be accepted in lieu of 4 GCE O-level passes for the purpose of RES course registration, RES examination registration, and registration to be a salesperson, are valid for a period of 3 years from the date of CEA's notification of the acceptance. A fresh application has to be re-submitted to CEA for qualification assessment once the 3-year period lapses. 

      Applicants who have attained Level 5 and above for the Workplace Literacy and Numeracy (WPLN) assessment in these 5 components (Reading, Listening, Speaking, Writing and Numeracy) will be recognised to have met the minimum qualification

      6. Revised Terms and Conditions for Approved Course Providers


      The ACPs shall conduct educational qualification checks and associated administrative duties to ensure course participants meet the minimum educational requirement of at least 4 GCE “O” level passes (applicable to new entrants who wish to register as salespersons) before they register for the RES Course.
